Work independently and with all levels of Real Estate Equities staff to lease up a new building and successfully manage the day-to-day responsibilities and site team one the property is stabilized,.
Lease Up
Responsibilities:
Work efficiently in a fast-paced environment Assist in setting up office at the new property Develop and maintain relationships with prospects, residents, and vendors Develop and maintain relationships with city or county housing authorities Assist in vendor set up at property (certificate of insurance and W-9) Take new applications, give tours, and ensure compliance with REE policies and procedures Creating new leases and having all addendums signed as applicable Meet with new residents to sign leases, addendums, and hand out parking permit and keys Complete Yardi move in's, set lease charges, upload HAP contracts, entering new resident information, post rent and application fee/security deposit checks, complete bank deposits, review tenant ledgers Deposit Accounting on accounts.
Working with local Housing Authorities through RTA process including scheduling inspections Assist Portfolio Director in hiring team members for the property Work closely with compliance team to ensure all regulatory items are done appropriately Follow fair housing laws in every interaction with both residents, potential residents, and other sites/corporate staff Provide exceptional customer service to all prospects Enter accounts payable into procure to pay and follow timeline for accounting to review and pay all site bills Property Manager Responsibilities Updating weekly compliance updates on the compliance tracker Provide all customers with exceptional customer service Follow fair housing policies in every interaction with residents, potential residents, and other employees Train and develop site staff Provide top notch customer service to all residents and potential residents Oversee and participate in the showing and renting of apartments to prospects Oversee and participate in the taking of applications and other paperwork to rent apartments Follow up with all leads daily Communicate effectively orally & in writing to meet strict goals & deadlines for project success Assist residents with their questions and record service requests Receive and input rents and all other fees from prospects and residents Oversee and participate in polishing up the model, vacant apartments, and the tour route Walk property daily to ensure the property is up to REE's expectations Oversee and participate in preparing for and performing the marketing outreach program Maintain a relationship with Housing Authority RTA (Resident Tendent Application) Continue to work closely with compliance to ensure all paperwork is completed correctly Direct site team to ensure a successful and smooth-running property Other duties as assigned Position Requirements:
Previous leasing and/or lease-up related sales experience preferred Affordable experience preferred Section 42 preferred Ability to communicate effectively, both verbally and in writing Excellent organizational skills and the ability to multi-task/meet deadlines Intermediate proficiency with Microsoft Office applications, Yardi experience preferred Ability to understand and follow instructions in English Must have reliable transportation and valid driver's license Operate all office machines, printer, computer, etc.
Travel on occasion up to 10% of the time Physical Requirements Ability to sit for extended periods of time at a computer Bend/twist/stoop up to 40% of the time Monday thru Friday, nights and weekends as necessary 40 hours a weekPI227673616 Recommended Skills Accounts Payable Communication Coordinating Customer Service Deposit Accounts Follow Instructions Estimated Salary: $20 to $28 per hour based on qualifications.
